Spurgeon Appraisals LLC ("Spurgeon Appraisals," "we," "us," or "our") provides residential, agricultural (farm), and commercial real estate appraisal services in Missouri, Illinois, and Iowa.

This Privacy Policy explains what information we collect, how we use and protect it, and the choices you have. It applies to our website (spurgeonappraisals.com), our order and quote forms, our email, phone, and text message communications, and all appraisal engagements.

2. Information We Collect

We collect only the information needed to quote, complete, and deliver an appraisal assignment, including:

  • Contact information: name, company, title, mailing address, email address, and phone number.

  • Property information: property address, legal description, parcel numbers, acreage, improvements, photographs, floor plans, leases, rent rolls, income and expense statements, surveys, and similar documents.

  • Assignment information: intended use, intended users, loan or case numbers, borrower or owner names, attorney or lender contacts, and property access instructions.

  • Billing information: invoice and payment records.

3. How We Collect Information

  • Directly from you when you request a quote, place an order, sign an engagement letter, or contact us.

  • From third parties who order an appraisal on your behalf, such as lenders, appraisal management companies (AMCs), attorneys, and government agencies.

  • From public and industry sources, including public records, MLS and data services, and county assessor and recorder offices.

4. How We Use Information

  • To prepare quotes and complete appraisal reports.

  • To schedule and perform property inspections.

  • To research, develop, and report appraisal opinions.

  • To deliver reports, invoices, and assignment updates.

  • To respond to questions, revision requests, and reconsiderations of value.

  • To maintain work files as required by the Uniform Standards of Professional Appraisal Practice (USPAP) and state licensing laws.

  • To send service updates and, where you have agreed, marketing communications.

  • To comply with legal, regulatory, and insurance obligations.

5. Confidentiality of Appraisal Assignments

As appraisers, we are bound by the Confidentiality section of the USPAP Ethics Rule. We do not disclose confidential information or assignment results to anyone other than:

  • the client;

  • parties the client specifically authorizes;

  • state appraiser regulatory agencies;

  • third parties authorized by due process of law; or

  • a duly authorized professional peer review committee.

6. How We Share Information

We do not sell or rent your personal information. We share it only:

  • With our client and the intended users named in the report.

  • With trusted service providers who help us run our business (for example, customer relationship management, cloud file storage, email, accounting, e-signature, and payment processing). They may use your information only to provide services to us.

  • With state appraiser licensing boards, courts, or government authorities when required by law, subpoena, or court order.

  • With our professional liability insurer or legal counsel when necessary to protect our rights.

7. Communications

Text messages (SMS). If you provide your mobile number and consent to receive text messages, we may text you about appointments, order status, and document requests. Message frequency varies. Message and data rates may apply. Email marketing. We may send newsletters or service announcements to clients and business contacts. Every marketing email includes an unsubscribe link. Opting out of marketing does not stop messages related to an active assignment.

8. Cookies and Website Analytics

Our website may use cookies, pixels, and analytics tools to understand site usage and improve our services. You can disable cookies in your browser settings, though some site features may not work properly if you do.

9. Data Security

We use reasonable administrative, technical, and physical safeguards to protect your information, including password-protected systems, access controls, and secure cloud storage. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

10. Data Retention

USPAP requires appraisers to keep a work file for each assignment for at least five (5) years after preparation, or at least two (2) years after final disposition of any judicial proceeding in which the appraiser testified, whichever period ends later. We keep assignment records for at least that period. We keep other information only as long as needed for the purposes in this policy or as required by law.

11. Your Choices and Rights

You may request access to, correction of, or deletion of your personal information by contacting us. Some information cannot be deleted where we must retain it under USPAP, licensing law, or other legal obligations. We will respond to verified requests within a reasonable time.

12. Children's Privacy

Our services are intended for adults and businesses. We do not knowingly collect personal information from children under 13.
